Thanks Alyse, Edwardsville After making an offer on a newly constructed home in Glen Carbon, I began searching for a local home inspector who had solid on-line customer reviews. This is when I found Chris (CBC Home Inspections).
Some folks don't believe they need a home inspection when purchasing a new home. However, Chris proved that you do indeed need an inspection and must inspect everything. Chris found several items which needed to be corrected, while all were not not very serious, they had the potential to be later down the road. One of these items specifically was improper fasteners used to secure the drip edge above the gutters. Yes, Chris actually picked up the shingles and looked underneath them. Regarding Chris' report, It was very detailed but also easy to read and interpret. Chris provided drawings and diagrams which depicted the problem and also a proposed solution. All of the issues were clearly defined as recommendations, as well as actions required. Items which required action were clearly defined throughout the report, but also grouped together at the end of the report for easy identification and contractor distribution. If I were building another home, I would definitely hire Chris again, and would encourage you to hire him in the future for your own home inspection needs. photographs highlighting any issues that needed to be addressed, and included a detailed explanation of what the problem was, along with recommendations of corrective actions to remedy the issues. He even provided links within the report that would take us directly to more information on the web pertinent to the subject. Signing the inspection agreement and paying for the service online couldn't have been any easier, and, as already mentioned, the outstanding report was emailed directly to me, once complete. Without dramatizing too much, it could be that he saved my life. He spotted an old overloaded electric board that already had a national reputation for causing fires. The owners of the condo, more than 40 years old in a turn-of-the-20th-century building, weren't as pleased as I was.
Upon meeting me, one said he was surprised I didn't have horns and a tail because I had been so thorough in demanding that electrical and plumbing problems be corrected before I handed over the cash. I had just gone down the list from the CBC Home Inspections. I have never met Chris, talked to him only a couple of times by phone. Not living in the area, I found him online, liked the looks of his website and was totally impressed with how fast he always got back to me by email and not just to sign me up.
